Continuing its support of proposed new development off Exit 210 on the southeast side of the city, the Noblesville Common Council approved a resolution at its Dec. 8 establishing an economic revitalization area for the city’s first full-service hotel and conference center.
Establishment of the economic revitalization area would allow the city to offer incentives to Sun Development & Management Corp. – the developer of the 20,000-square-foot conference center and 187,000-square-foot, 198-suite hotel – and capture tax increment financing dollars to show a return on investment of an estimated $879,000 annually after the final year (2029) of an offered 10-year tax abatement on the property.
The council took action on several other agenda items:
- Proposed development on the currently bare southeast corner of Ind. 38 and Little Chicago Road has some neighbors in the Mill Grove subdivision worried. In front of the council at the Dec. 8 meeting were two ordinances up for adoption that would have changed zoning of the land for mixed use space, more specifically the development of 63 lots by Fischer Homes, fronted with three commercial outlots facing Ind. 38 on its south side. Fischer Homes has requested waivers for perimeter buffering on the south edge of the proposed development, the edge that would butt up against Mill Grove. Council members suggested Fischer Homes schedule meetings with possible future neighbors in Mill Grove and continued both rezoning ordinances to its next meeting, 7 p.m. Dec. 22.
- The council approved text amendments that would allow for a 37-foot sign – reading “Pebble Brook Shops” – between two existing buildings at Pebble Brook Village Center. Council members voted 6-1 in favor of the change. Councilor Jeff Zeckel voted against it.
The next Noblesville Common Council meeting is 7 p.m. Dec. 22 at City Hall, 16 S. 10th St.
