Carmel Plan Commission doesn’t support rezone for townhomes at College, 116th

The Carmel Plan Commission narrowly voted Sept. 19 to give a negative recommendation to a rezoning request that would allow developers to build 59 townhomes on the southwest corner of College Avenue and 116th Street.

Onyx and East, LLC requested to rezone 4 acres from R-1/Residential to PUD/Planned Unit Development for two- and three-bedroom townhomes that are anticipated to cost between $220,000 and $300,000. The project is planned to include a detention pond with seating areas, lighting and benches.

The city has received more than a dozen remonstrance letters, many from residents of Applewood Estates, which is south of the proposed rezoning area. Their concerns include decreased privacy, additional traffic in an already congested area, the appearance of the townhomes compared to other single family homes in the area and other issues.

The next Carmel City Council meeting is Oct. 2.
