With average Central Indiana home prices reaching $185,529 in July 2015, home sale prices are up 5.3 percent compared to July 2014.

Eight of the nine counties that F.C. Tucker tracks experienced slightly higher home sale prices in the first seven months of 2015 compared to the same time period last year. Hamilton County is among the areas that reported gains with an average sale price of $277,230, an increase of 4.0 percent compared to the same time period last year.

  • In Westfield, year-to-date home sale prices rose 7.4 percent to $293,730, an increase of $20,314 compared to the same time period last year.
  • Of the pended home sales in Westfield last month, one was priced above $1,000,000; five were priced $500,000 to $999,999; 17 were priced $300,000 to $499,999; 23 were priced $200,000 to $299,999 and 29 were priced $100,000 to $199,999.
  • Inventory moved at a steady pace in Westfield in July 2015. Overall, homes sold in 45 days on average – five fewer days than this time last year.
  • Buyers in Westfield have fewer options available to them. Last month, 256 homes were on the market, down five homes compared to July 2014.
  • Pended home sales have slipped slightly in Westfield. In July 2015, 75 homes sold, a decline of 17 homes from July 2014.

We’re seeing the best July in the last five years in terms of sale prices, which have increased more than $34,000 on average. Meanwhile, the number of available homes on the market is the lowest we’ve experienced in five years – all pointing to a more balanced, stable market that tends to benefit sellers.

Eight of the nine counties that F.C. Tucker tracks experienced slightly higher home sale prices in the first seven months of 2015 compared to the same time period last year. Hamilton County is among the areas that reported gains with an average sale price of $277,230, an increase of 4 percent compared to the same time period last year.

  • In the Fishers/Geist area, year-to-date home sale prices rose 2.7 percent to $259,287, an increase of $6,725 compared to the same time period last year.
  • Of the pended home sales in the Fishers/Geist Market last month, one was priced above $2,000,000; one was priced $1,000,000 to $1,999,999; seven were priced $500,000 to $999,999; 53 were priced $300,000 to $499,999; 46 were priced $200,000 to $299,999; 85 were priced $100,000 to $199,999 and seven were priced at $99,999 or less.
  • Inventory moved at a brisk pace in Fishers/Geist in July 2015. Overall, homes sold in 46 days on average – 14 fewer days than this time last year.
  • Buyers in the Fishers/Geist area have fewer options available to them. Last month, 545 homes were on the market, down 135 homes compared to July 2014.
  • Pended home sales have slipped slightly in the Fishers/Geist market. In July 2015, 200 homes sold, a decline of 38 homes from July 2014.

We’re seeing the best July in the last five years in terms of sale prices, which have increased more than $34,000 on average. Meanwhile, the number of available homes on the market is the lowest we’ve experienced in five years – all pointing to a more balanced, stable market that tends to benefit sellers.

  • In Carmel, year-to-date home sale prices rose 2.3 percent to $350,566, an increase of $7,921 compared to the same time period last year.
  • Of the pended home sales in Carmel last month, four were priced above $1,000,000; 16 were priced $500,000 to $999,999; 46 were priced $300,000 to $499,999; 37 were priced $200,000 to $299,999; 21 were priced $100,000 to $199,999 and one was priced at $99,999 or less.
  • Inventory moved at a slower pace in Carmel in July 2015. Overall, homes sold in 64 days on average – 14 more days than this time last year.
  • Buyers in Carmel have a few more options available to them. Last month, 604 homes were available for sale, a modest uptick of 13 homes compared to July 2014.
  • Pended home sales have slipped slightly in Carmel. In July 2015, 125 homes sold, a decline of 46 homes from July 2014.

Eight of the nine counties that F.C. Tucker tracks experienced slightly higher home sale prices in the first seven months of 2015 compared to the same time period last year. Hamilton County is among the areas that reported gains with an average sale price of $277,230, an increase of 4.0 percent compared to the same time period last year.

  • In Noblesville, year-to-date home sale prices rose 10.7 percent to $230,865, an increase of $22,223 compared to the same time period last year.
  • Of the pended home sales in Noblesville last month, five were priced $500,000 to $999,999; 15 were priced $300,000 to $499,999; 33 were priced $200,000 to $299,999; 54 were priced $100,000 to $199,999 and five were priced at $99,999 or less.
  • Inventory moved at a steady pace in Noblesville in July 2015. Overall, homes sold in 57 days on average – five fewer days than this time last year.
  • Buyers in Noblesville have fewer options available to them. Last month, 408 homes were on the market, down 38 homes compared to July 2014.
  • Pended home sales have slipped slightly in Noblesville. In July 2015, 112 homes sold, a decline of seven homes from July 2014.

We’re seeing the best July in the last five years in terms of sale prices, which have increased more than $34,000 on average. Meanwhile, the number of available homes on the market is the lowest we’ve experienced in five years – all pointing to a more balanced, stable market that tends to benefit sellers.

Eight of the nine counties that F.C. Tucker tracks experienced slightly higher home sale prices in the first seven months of 2015 compared to the same time period last year. Boone County was the only county where prices dipped. Year-to-date prices fell 2.3 percent to $281,172.

  • In Zionsville, year-to-date home sale prices slipped 1.9 percent to $384,012, a decrease of $7,371 compared to the same time period last year.
  • Of the pended home sales in Zionsville last month, five were priced $500,000 to $999,999; 33 were priced $300,000 to $499,999; nine were priced $200,000 to $299,999 and 10 were priced $100,000 to $199,999.
  • Inventory moved at a brisk pace in Zionsville in July 2014. Overall, homes sold in 63 days on average – 25 fewer days than this time last year.
  • Buyers in Zionsville have fewer options available to them. Last month, 193 homes were on the market, down 22 homes compared to July 2014.
  • Pended home sales have slipped slightly in Zionsville. In July 2015, 57 homes sold, a decline of three homes from July 2014.

In spite of the dip in sale prices in Zionsville and Boone County, overall across Central Indiana, we’re seeing the best July in the last five years in terms of sale prices, which have increased more than $34,000 on average. Meanwhile, the number of available homes on the market is the lowest we’ve experienced in five years – all pointing to a more balanced, stable market that tends to benefit sellers.
