Frampton Estates project moves ahead

Grand Communities Ltd., also known as Fischer Homes, overcame its first hurdle to build a new addition on the west side of the city with approval from the Westfield Advisory Plan Commission. The development was previously approved in 2006.

Attorney Steve Hardin of Faegre Baker Daniels, LLP said the 55 acres on the east side of Ditch Road between 161st and 166th streets is currently undeveloped and used for agriculture.

The property was rezoned from AG-SF1 and SF-2 to SF-3 with commitments in 2006. In 2006, a development plan and primary plat was approved for the Frampton Estates subdivision by Centex Homes. Since the 2006 rezoning and commitments were approved, there has been no construction activity and the project was revived by Fischer Homes this year.

Minor changes to the original approved plan were slightly relocating the 82 homes and the layout of the property, larger sized homes and upgraded building materials. Hardin said Fisher Homes plans to build residences in the $350,000 to $450,000 price range.

“We’ve significant upgraded the project from what was originally presented,” he said.

Other items of business at the meeting included:

Chatham HillsKroger and fuel station plans

What happened: Change in zoning of approximately 7.5 acres

What it means: The proposal for the Kroger grocery store and fueling station on 161st Street includes a new 10 gas pump center that would be built north of the current four-pump fuel station, which will be demolished. The building’s 13,000 square feet expansion would occur on the north side of the grocery. Plans also call for an outdoor patio area for dining, new bike racks and landscaping and a railroad-themed mural. Other items included with this project include all new utilities which will incorporate underground stormwater detention and stormwater quality, landscaping and the addition of a new curb cut along Spring Mill Road.

What’s next? The recommendation from the APC to the city council may be made at the Aug. 18 meeting.

Voege

What happened: Approval of a development plan and site plan

What it means: The proposed development plan is for a 3,600 square-foot addition to the Voege Precision Machining existing building in the Alpha Tau Business Park at 17808 Commerce Dr. The property is at the southwest corner of the intersection of Commerce and Alpha drives. The addition is to be located directly west of the existing building. The primary building materials are concrete masonry units and metal siding, which is consistent with the exterior of the existing structure. The overall purpose of the project is to provide for additional space for the current operation of the facility.
