Home sales up, but prices are falling

The housing market finished strong in the first half of 2012. In the first six months of this year, 13,048 homes pended in central Indiana – an increase of 13.4 compared to the same time period last year, according to statistics compiled by F.C. Tucker Company. Of those homes, 2,178 pended in June. Specifically in Hamilton County, 2,793 homes pended in the first six months of this year, which is an increase of 14.8 percent compared to the same time period last year. In June 2012, 484 homes pended in Hamilton County – an increase of 49 homes compared to June of last year.

  • Home sales are up in Noblesville. In June 2012, 79 homes pended – an increase of five homes compared to June 2011.
  • Home prices remain competitive in Noblesville. The average sales price in June 2012 was $177,230 – down 12.5 percent compared to the same time last year.
  • Of the pended homes in June 2012, one was priced $500,000 to $999,999; five were priced $300,000 to $499,999; and 73 were priced at $299,999 or less.
  • Inventory continues to shrink in Noblesville. In June 2012, 500 homes were available for homebuyers – 96 fewer homes than in June 2011.

Increased home sales and rising prices, combined with fewer homes on the market, are encouraging signs of a gradually recovering housing market across central Indiana.
